Schematic Design

During the schematic design phase, several unique solutions are developed based upon the requirements established during programming. Accurate hand-drawn floor plans, elevations, sketches, and models, are used to explore potential solutions for the project on its site.

Responsibilities/Deliverables
    By architect:
    · develop schemes exploring several solutions for the
      project including:
    · a site plan showing the proposed house on the site
    · plans of all levels drawn freehand to scale
    · elevations of primary facades
    · 1/16" concept models

    By owner:
    · attend schematic design meeting and respond to plans,
      elevations and models
    · give clear direction regarding likes and dislikes to move
      forward to schematic resolution
    · interview and select builder
    · send copy of the resolved schematic design to the
      builder for initial cost estimates

Phase Completion
    · verbal approval of schematic resolution and approval to
      move forward into design development phase
    · decision regarding level of architectural services and
      signed percentage contract
