Design Development

During the design development phase the ideas from schematic design are selected and developed to incorporate the specifics of materials, products, appliances and structural engineering. Documents in this phase are drawn “hard-line” and begin to define and coordinate the systems of the project to more accurately communicate the design of the project for construction.

Responsibilities/ Deliverables
    By owner:
    · product selections including appliances, flooring
      materials, countertops, windows, roofing, light fixtures,
      bathroom fixtures, cabinets, etc.
    · approval for structural engineering and/or other
      consultants

    By architect:
    · further development of the selected scheme
      incorporating the specifics of materials, products and
      structural engineering
    · plans of all levels drawn hard-line and to scale
    · preliminary exterior elevations, building sections,
      framing plans, section details and interior elevations
    · communicate with builder as required to resolve/
      develop construction methods and details

Phase Completion
    · final design development meeting
    · verbal approval of design development drawings and
      approval to move forward into construction
      documentation
    · meeting with builder, owner and architect to review
      revised cost estimate
